Whether you’re buying, selling or maintaining your

home, we have an inspection for you.

“Whether you’re buying, selling or maintaining your home, we have an inspection for you.”

Pre-Purchase Get all the facts before you decide to purchase especially in this market. Right now we see so many waiving the right to an inspection, which we think is crazy. Even if you are buying a home “as is” shouldn’t you know what as is means to you and your family?

You should be aware of the condition of all the components and systems of the home and expect to know what is nearing the end of its life expectancy. The inspector may find issues to help you, as the buyer, make an educated decision and possibly negotiate any costly repairs.  You don’t want to get stuck with the check, so a home inspection from IHI Home inspections will help avoid costly mistakes or even nightmares when you’re purchasing your dream home.

“There were several aspects of the inspection that saved us thousands of dollars in negotiation. Specifically, some rotting siding boards and some electrical issues.”

New Home

New homes are expected to be perfect, right? So there is no need for a home inspection, right?  Think again! Right now as fast as they are building these homes, I have found many items that have been over looked, especially on the roof. There aren’t many major problems found in new homes, but there are usually a few minor problems that, collectively, can become a nuisance. Whether the problem be big or small, sometimes it may be difficult to get rectified after closing. Having the home inspected prior to closing will help give you the peace of mind you need, so all you need to worry about is if your draperies look great with the decor.

“IHI home inspections provided a great home inspection experience. David was prompt, courteous and professional. His report was timely and comprehensive. A great experience!”

— Robert Brown in Canton, GA

Warranty

Have your home inspected before the builders warranty expires. Many builders offer a 12 month warranty. When your 6-8 months into your new home, call for a home inspection so if there are any issues, you will have 4-6 months to allow the builder to rectify any issues before your 12 month warranty expires. This can help eliminate any future, unnecessary repair costs.

“My home inspection allowed me to negotiate an additional year of home warranty. That is a peace of mind for me as a single mother.”

— Ms. Hammond,  Marietta, GA

Maintenance

For the homeowner who’s not in a real estate transaction and does not intend to be, have your home inspected in order to stay current with the conditions of your aging home. This is a full inspection in which, you take your own notes as the inspector covers the home from top to bottom/inside and out and answers any questions or concerns you have. Keeping up with your home’s health may save you from having to make any major or costly repairs.

“I will spread the word on about your company.  I really appreciate the fact that you took time to give me some tips to maintain the house and to go over the issues that you found.  You put it in straight forward terms and explained things well.  I also never realized Radon could be such a problem.”

— Aaron McLain, Alpharetta, GA
